Moving Out With A Pet: What The Inspection Actually Looks For

The inspection changes when a pet is on the lease

A pet deposit or pet rent means someone is going to look for what the deposit was collected against. That is not hostility, it is the point of the clause, and it means the walkthrough goes past the surfaces and into the edges.

Knowing which eight places get checked is more useful than cleaning harder everywhere. Most of them take minutes and almost all of them get missed.

Where hair actually is

• The perimeter of every carpeted room, where the carpet meets the baseboard, which vacuums skim rather than reach.
• Floor level vent covers, taken off and washed rather than wiped.
• Under and behind radiators, and along the bottom of the closet doors.
• Inside the closet, on the floor and the underside of the lowest shelf.
• The gap under kitchen cabinets and appliances.
• Upholstery seams and under the sofa cushions, if any furniture stays.
• The lint trap and the drum seal of the washing machine, since months of pet laundry ends up there.

Odor is judged in the first five seconds

An inspector forms an opinion at the door, before looking at anything. That is worth planning around: ventilate for an hour before the walkthrough, and deal with the sources rather than covering them.

The sources are usually carpet, soft furnishings, the spot where the bed or litter tray sat, and the bin. Air freshener does the opposite of helping here, because a strong scent in an empty apartment reads as something being hidden and invites a closer look.

Marks that are damage rather than dirt

• Scratches on door frames, door edges, and the threshold strips between rooms.
• Chewed window sills, blind wands, or cabinet corners at animal height.
• Claw marks on the inside of the front door, which is where a dog with separation anxiety leaves them.
• Scratched or clouded glass on a balcony door at nose height.
• Torn or pulled carpet loops near doorways.
• Staining on a carpet that reappears as it dries, which indicates the pad rather than the surface.

These are not cleaning problems and no amount of scrubbing changes them. Photograph each one and mention them yourself rather than waiting for the walkthrough, since a resident who raises it first is having a different conversation than one who did not mention it.

The carpet question

Many leases require professional carpet cleaning with a receipt when a pet lived in the unit, and that requirement stands on its own regardless of how clean the carpet looks. It is a separate clause from the general cleaning one and it is the most common expensive surprise at a pet move-out.

Check it now rather than in your final week, because booking the carpet is a scheduling problem as much as a cost one, and the receipt has to exist before the keys go back.

What is worth handing over

The two items that take the longest with a pet are the carpet perimeter work and odor, and both are the ones that decide the inspection. If the week is tight, those are the parts worth buying rather than the surfaces.
