Disinfecting A New Apartment: What Actually Needs It

Cleaning and disinfecting are two different steps

Cleaning removes dirt and residue. Disinfecting works on what is left after that. Spray disinfectant onto a greasy counter and most of it never reaches the surface, which is why the step order matters more than the product does.

The practical version: wash first with soap and water, then apply disinfectant to the surfaces that warrant it, and let it stay wet for as long as the label says. That dwell time is the part almost everyone skips, and wiping it off immediately turns the whole step into theatre.

Worth disinfecting on move-in

• Door handles, both sides, plus the deadbolt and the door edge people push.
• Light switches, thermostat, intercom buttons, and any keypad.
• Bathroom: toilet seat, handle, flush lever, faucet, and the sink itself.
• Kitchen: counters, sink, faucet, and the handles on the fridge, oven, dishwasher, and microwave.
• Cabinet and drawer handles throughout.
• Remote controls, blind wands, and window latches if any were left behind.

This list takes about twenty minutes in an empty apartment, which is the whole point of doing it before your furniture arrives rather than after.

Not worth disinfecting

Walls, ceilings, floors, cabinet interiors, and window glass need cleaning, not disinfecting. So do baseboards and closet shelves.

Spending an afternoon disinfecting a floor is a common move-in ritual with very little behind it. The same afternoon spent washing inside the cabinets before the dishes go in does more for the apartment you are about to live in.

Using the products safely

• Follow the label for dilution and dwell time, since those differ between products and guessing wastes the step.
• Never mix bleach with ammonia or with anything containing it, including some glass cleaners.
• Ventilate while you work, particularly in a bathroom with a weak fan.
• Test any disinfectant on an inconspicuous spot of a finished surface first.
• Rinse food-contact surfaces afterwards if the label says to.

What disinfecting will not fix

A smell is not a hygiene problem you can spray away. Odor from carpet, from a fridge that sat closed, or from a previous resident's cooking comes from residue that needs removing, and disinfectant does not remove residue.

The same applies to anything structural. Damp along a wall, a smell coming through a vent, mold behind a fixture, or a bathroom fan that does nothing are for the building. Disinfecting the surface around them treats the symptom and leaves you with a written record that starts later than it should have.

The move-in version, done in one pass

An empty apartment is the easiest it will ever be to do this properly, because every surface is reachable and nothing has to be moved. Once furniture is in and boxes are open, the same work takes twice as long and half of it never happens.
