The coils, and why dust on them matters

The condenser coils sit either on the back of the fridge or behind a grille along the bottom front. They release the heat the fridge pulls out of the food, and a layer of dust acts as insulation, so the unit runs longer to hold the same temperature.

Unplug it first. Then vacuum with the brush attachment and finish with a long thin brush if you have one. On a bottom-grille model the grille usually clips off by hand. Twice a year is enough, and more often with a pet in the apartment, because hair reaches coils faster than dust does.

The door seals

• Wash the rubber gasket with warm soapy water, opening out the folds where crumbs and sticky residue collect.
• Dry it properly, since a damp gasket grows mildew in the fold and that is where the black line comes from.
• Check the seal with a banknote: close the door on it, and if it slides out with no resistance the gasket is not sealing at that point.
• Wipe the frame the seal closes against, which is half of the contact and gets ignored.
• Do the freezer seal at the same time, since it works harder.

A gasket that has lost its grip makes the fridge run constantly and ice up. Cleaning fixes a dirty seal. A cracked or deformed one is a replacement part, and in a rental that is a maintenance request rather than a purchase.

The drip pan

Most fridges have a shallow pan underneath that catches defrost water, which then evaporates. In a unit that has run for years without being moved, that pan can hold standing water and a layer of sediment, and it is a genuinely common source of a kitchen smell that nobody can locate.

Access varies by model. Some are reachable behind the bottom grille, others need the fridge pulled out. If the fridge is wedged into a cabinet run and does not move easily, do not force it, because scratching the floor in a rental costs more than the smell does. That is the point to ask maintenance instead.

While the fridge is pulled out

• The floor underneath, which nobody has seen since installation.
• The wall behind it, which collects dust and kitchen grease together.
• The top of the fridge, which is greasier than it looks in any kitchen where people cook.
• The water line connection if there is an ice maker, checked for damp rather than cleaned.
• The vent grille at the bottom front, washed and dried.

What is maintenance rather than cleaning

A fridge that does not hold temperature, ices up repeatedly, leaks water inside or onto the floor, runs constantly, or makes a new mechanical noise is a repair. So is a cracked gasket and a broken shelf or drawer.

Cleaning the coils is a reasonable first step when a fridge is running warm, because dust genuinely causes that. If it does not improve within a day, report it in writing with the date. In almost every apartment the fridge came with the unit, and a food-safety issue is not something to keep troubleshooting yourself.
