The Window AC Is The Dirtiest Thing In A Summer Apartment

Start where the air comes from

A window unit pulls the room's air through a filter and blows it back out, all day, for a whole season. Everything the room contains passes through it, which makes the filter the single dirtiest surface in a summer apartment and the reason a room can smell stale within minutes of the unit starting.

Most tenants have never taken the front panel off, largely because nothing about the unit suggests it comes off. On almost every model it does, usually by unclipping at the bottom or lifting from the base, and the filter behind it slides out.

The filter, every two to four weeks in season

• Turn the unit off at the plug first, always.
• Slide the filter out and vacuum the loose layer off before it goes anywhere near water.
• Wash it in warm soapy water, rinse, and let it dry fully before it goes back. A damp filter is how the musty smell starts rather than ends.
• Wipe the front panel and the vents, where the dust that got past the filter lands.
• Vacuum the fins gently with a soft brush attachment, along the fins and never across them, since they bend easily and a bent fin stays bent.
• Put it back the right way round if it has a marked side, because the wrong way is worse than no filter for airflow.

Every two weeks is right in a dusty apartment or with pets, and every four is fine otherwise. It takes about ten minutes and it does more for the room than anything else on this page.

Water is the other half

An air conditioner removes moisture from the air, and that water has to go somewhere. Most window units collect it in a base tray and let it drip outside or evaporate off the coil. When the outlet blocks, the tray holds standing water all season, which is where a musty smell that survives a clean filter comes from.

Look at the base for standing water and at the outside for a drip that has stopped. If the unit is sweating onto the sill inside, or water is running down the wall below it, that is a report rather than a clean. So is a unit that has never been tilted slightly outward, since a level window unit drains inward by design.

The frame around it collects the whole street

A window unit turns a sealed window into a partly open one for four months. The gap around it, the accordion side panels, and the sill underneath collect pollen, road dust, and insects in quantities the rest of the apartment never sees.

Vacuum the sill and the track before wiping, since grit plus a wet cloth is paste. Check the side panels and the foam strip for gaps, which matter for insects and for the electricity bill both. This is also the spot to look at when a room has more flies than the rest of the apartment.

What heat changes elsewhere

• The kitchen bin turns over far faster. In summer it needs emptying before it is full and washing more often than it looks like it needs.
• Anything left in the sink becomes a fruit fly problem in a day rather than a week.
• Flour, rice, and grains attract more attention in heat, so anything in a bag belongs in a sealed container.
• Fruit on the counter has a much shorter safe window, and the bowl underneath needs washing rather than just refilling.
• The balcony gets used, which means the door is open, which means everything the street has comes inside.
• Sweat and sunscreen change what bedding and towels carry, so they need washing more often in the same way they do after illness.

Where the season ends

At the end of summer, wash the filter one more time and leave it dry, cover the unit if it stays in the window, and clean the sill properly while the unit is off. A unit left dirty over winter starts the next season by putting all of it back into the room.
