Why this cabinet is different from every other one

Three things are true about it at once: it contains live plumbing, it is enclosed and unventilated in the most humid room of the apartment, and it is where anything without a home ends up. No other cabinet has that combination.

It is also the place where a leak can run for months without anyone knowing, because the drip lands behind a stack of bottles and the cabinet is dark and closed. By the time it is visible on the floor outside, the base has usually been wet for a long time.

The check that matters more than the cleaning

Every time the cabinet is open, run a dry paper towel along the underside of the trap, the joint where the pipes meet the wall, and the floor of the cabinet at the back corners. It takes ten seconds and it is the single most useful habit in the bathroom.

If the towel comes back damp, photograph it and report it the same day. A slow leak is cheap to fix and expensive to ignore, and in a rental the timing of the report is what decides whose problem the floor becomes.

Cleaning it properly

• Empty it completely, everything out onto a towel on the floor.
• Vacuum the base and the back corners, which collect hair, dust, and whatever leaked out of a bottle.
• Wash with warm soapy water, then dry fully. Never leave it damp and closed.
• Wipe the pipes themselves, which nobody does and which shows corrosion when you look.
• Check for gaps around the pipes where they enter the wall or floor, since those are a pest route and a damp route.
• Leave the doors open for an hour before putting anything back.

What should not be stored in there

• Anything paper or cardboard, which absorbs damp and attracts silverfish.
• Backstock of anything, since the space is too damp for long-term storage.
• Bleach next to anything acidic or ammonia based, which is a genuine safety issue in a small enclosed space.
• Anything you cannot see. If it is behind something else, it is effectively gone.
• Items sitting directly on the base, which is what hides a leak.

Two small bins that sit around the trap, lifted slightly, solve most of this. They keep the base visible and they come out in one movement when you need to look.

The drawers, which have their own problem

Vanity drawers collect a fine grit of powder, hair, dried toothpaste, and the caps of things. They also usually sit above or beside the plumbing, so the back of a drawer is worth checking for damp along with the cabinet.

Empty them, vacuum the corners, wipe, dry, and take the chance to discard what has expired. In most bathrooms a third of what is in the drawers has not been used in a year, and the drawer is small enough that the difference shows immediately.

The smell test

If the cabinet has a smell after being cleaned and dried, that is information rather than a cleaning failure. A musty smell means moisture is arriving faster than it leaves, which is either a leak, condensation on a cold pipe, or a bathroom with no working ventilation.

All three are worth reporting rather than treating with an absorber, though an absorber tub is a reasonable thing to keep in there once the cause is known.
